I haven’t been in to the house but it would seem that Jim the Realtor’s quote might be fitting.

I can assure you that in my opinion the photographs look much better on my laptop then touring the home in person. After touring the home I understand why this property has been on the market for such a long duration as it is not the location. There is only one other one level residence south of Pomerado for sale that I know of and they are asking 1.149 mil. Although, that is much higher caliber home indeed. Also, the price per square foot is under $300 unlike this one and it still has not sold either.
The home is new but in my opinion the home suffers from both a poor floor plan and poor upkeep. Lets just say that you would never know it is just one year old. It is simply not up to snuff for this price range. The best option for these owners is to have the home professionally cleaned and to have the home professionally staged. Then it may be able to sell in this price range if they found the right buyer. Otherwise, they probably need to reduce the price to attract a buyer in its current state.
