Yes, the house seems to be 200 feet from the edge of developed land. You’ll have to arrange homeowner’s insurance before close of escrow, the bank simply won’t lend you any money unless the insurance policy is in place … but I suggest that you check with an insurance agent before making an offer. Most likely it is insurable, but some companies will refuse to write the policy and others will charge a higher rate than for a house in a safer location.
This is one of the poorer parts of Poway. Pomerado Elementary has the second highest % of free/subsidized lunches in PUSD. (Valley Elementary is #1, near Poway Rd / Community Rd) Truly wealthy parts are further north, north of Twin Peaks and particularly off Espola. That said, it’s still PUSD and school scores are pretty good.
