We’re currently paying $2,100 for an older 4/2 SFH, over 2,000 sf. on a lot that is ~8,500 sf. It’s in pretty good shape, and has dual-pane windows, newer stucco, etc. We’ve been here for over five years, and rents have gone up a bit, but most of the renter-neighbors we know are actually paying less than we are (their rentals are not maintained as well, either).
For a 1,800-1,900 sf SFH (newer or older??), I’d look at paying about $2,100-$2,300 about now. The rental market is pretty hot, but if you have exceptional credit and references, you should definitely negotiate a better deal for yourselves.
