Well, I’m gravitating now to nice parcels with views. Utilities will be bit less of factor with goal of off grid, rustic cabin. Solar with propane, backup gen, septic tank. Water may be bit more problematic. Without utility water or proven well it it much more difficult sell. 500 gallon tank with rain water collection and filtration system is pricey. There are water services out there but a pain. Still dreaming for now.
