I don’t think N. VA RE is cheaper than SD County, either in renting or purchasing. You need to factor in cost of heat, as well.
edit: if you move >35 mi away (ex. Frederick County, MD or Loudoun County, VA) RE is cheaper but you will no longer be that close to DC. The countrysides are full of 2-4 laners, the traffic is heavy and the commutes can be long.
