If she likes the house, scaredy, and is otherwise hard to please, then make your OWN lender appt, then negotiate away the brother and try to get SOME reduction in the purchase price by countering any or all of that “loan closing allowance” away. You could still end up with a =<$10K reduction in sales price. It's worth a try!
