Its people using physical characteristics to impute social behavior.
The world does not actually work that way.
Evaluation for specific situations needs to focus on specific issues.
Its just as non-valid to deny a black tenant using your logic as it is to deny black patrons.
If you are screening tenants, you need to stick to what is important.
A rental applicant with a good rental history and solid credit is a better than one who is not.
Their national or racial religious background is not a good indicator.
What you are really arguing against here, CAR, is civil rights.
If one uses really broad studies of race or ethnic origin as a guide there is always some way to rationalize discrimination.
There were real problems with banking in pre-holocaust Germany.
There were real jobs shortages in some US cities prior to the Chinese Exclusion Act.
There are major gang issues now along the US-Mexican border.
Some argue that justifies ethnic-driven law enforcement.
This isn’t a new thing.

Also, I never said that “Hispanic” was a race — check out the links to see how the stats are laid out. Statistically, whites are often broken down into “Non-Hispanic Whites” and “Whites” (including Hispanic) groups.
You claim that I am clueless about what constitutes short sale fraud, but I’m the only one who provided facts, multiple links, and logic to support my assertions. You simply curse and/or call people names when they disagree with you, hoping to shut them down.

You are the only one “twisting words” and have **wrongly** implied that I’m “afraid of blacks” and think that “black = bad” when I never said nor implied anything of the sort.
I’m merely pointing out that what many people consider “racism” is simply people’s consideration of **statistical facts** when having to make quick decisions about people.
If we don’t address the causes of this type of “racism” it will never be resolved.
One more thought, in case you still don’t get it…
What if violent criminals often wear purple shirts. Not all people who wear purple shirts are criminals, and not all criminals wear purple shirts; but two-thirds of the time, the violent criminals wear purple shirts.
Do you think people would be more aware of purple shirts? Do you think they would change their behavior around people with purple shirts, particularly when they have to make quick decisions about people that might affect them for life (like walking down a dark street, and someone in a purple shirt approaches)?
It’s not about race, it’s about awareness and probabilities. Having to make quick decisions about one’s surroundings based upon known information is a survival skill. I’m not saying it’s right or wrong, but to deny reality — and to expect others to deny it, too — is ignorant and foolish.
As to the OP’s situation, when interviewing potential roommates, you have to make a rather quick decision that will greatly affect your day-to-day life. You don’t have days, weeks, months, or years to get to know someone (unfortunately). That’s why, if we’re being honest, most people make their decisions based on the known facts — credit report, rental history, references, etc. (and many people don’t even provide valid references, BTW) AND physical cues — the way people dress, their hygiene, the way they maintain their car, if they smell like smoke or alcohol, etc. People have to aggregate a lot of information and base their decision on all the facts they can possibly find in a very short amount of time.
I don’t think “race/ethnicity” matters nearly as much as culture, and this is what I clearly stated earlier in this thread. I’d much sooner live with a black person who is honest, decent, considerate, responsible, etc. than a white person who isn’t all of those things; and I think most people feel the same way about this issue. The problem is that a large part of “black society” has allowed the rap/gangsta stereotype become the representation of “black culture.” That is a HUGE mistake on their part, IMHO.
