True enough that Via de La Valle is crappy during fair / race season .. and the 5 north comes to a screeching halt at the 56 bridge going up the hill. That adds 10 minutes for the last 1 mile over the hill each night. In the AM, traffic flows normally going south.. no factor.
Schools – I have no idea, but valid point. Are families really looking to rent 2 bedroom apartments? I would expect them to be looking for a SFR with a small yard.
