There are some great buildings downtown that have good HOAs with large reserves. However units in these buildings command a premium and are not often available. Find a good downtown realtor to represent you as a buyer’s agent if you’re serious. I’m not sure that there are a lot of bargains to be had yet. There are some very low prices in buildings like Smart Corner; however the location is problematic, the HOA fees are high ($500+), and the state of the HOA is a mystery. I do think that that building may make a few investors very wealthy someday, though. It is in such an awful location now that it’s hard to imagine it will ever be nice. Of course the same thing was once said about the Gaslamp district. Good luck!
