The verrazzano homes have Mello-roos of about $700 per month, that includes HOA I think…outrageous. Across the street from Westview is a new housing tract being built by Pardee. No info yet on how big they will be, I assume in this market they will be smaller, no-frills houses, but I really don’t know. I think there will be more than 120…yuck. My thoughts on the market here are that people are in denial, and not enough people have to sell right now. Lots of long-time owners. But the price per square foot is slowly dropping, right now it looks like in the $220-$250 range, but that is a big drop from 2005, where listings were put on the market for $385 psf. There are probably more deals in 4S than in PQ right now, but the lowest mello-roos I have seen there is around $300 per month. We are looking and went to a house with a KILLER lot, but the owner was in a wheelchair, older and there was all kinds of ramps and awful adjustments to the house to accomodate. Kithchen cabinets were hanging off the hinges, termites in the deck, dead lawn despite the “new sprinkler system” claim. They want the moon for the property even though there is at least $100,000 work to make it liveable. Guess they don’t have to sell…I saw in the garage several “for sale by owner” signs, so they must have been looking to sell it for a while now, but they simply need to lower the price. They are too emotionally attached to want to sell it quickly, and there is just too much work to be done to make it worthwhile at the asking price.
