That works out to be $157/sf. That would get you a decent house of tract-home quality (Spanish style, vinyl windows, etc). It really depends on what you’re expecting from a rebuild in the event of a total loss, as well as how likely you feel that is.
If it were me I might bump it up to around $175/sf ($400k) just to be safe. But I’m more cautious than some.
