Thanx for the update VCJ. I meant Ventura County but had Santa Barabara on my mind. Sounds like you are seeing alot fo what we ave been down here but at slightly elevated levels as our low end was/is much lower than yours.
Not much coming on the market voluntarily these days here either. Kinda expect that to continue for a couple years around here.
