Thanks Oni. Yes, we looked at 4s. The price seems to be the same but yes the mello roos is bit higher in Del Sur. We were driving around Del Sur and 4s Ranch several times. We get a resort like feel in Del Sur for some reason and like it better than 4s. Just thinking hard whether that extra mello roos is worth compared to 4s ranch.
