In my view the most value of having an agent would be having a person who knows the particular location of interest, knows selling agents, and can negotiate a good deal.
Showing a house is only an additional benefit as it is easy to ask the listing agent to show the house. Also, no agent can really claim that they found a property for you since almost everything is available online now (e.g. in my case I often knew about new houses before my agent and knew more details about those houses… might be a bit unfair to compare here as I was looking only for myself while the agent had other clients as well I guess).
Of course some good agents would know about properties on sale before they hit MLS and that would be valuable. Also if they know and can work well withthe selling agent that’s very important. Unfortunately, this was not my case.
