Thank you for your help, UCGal! The trustees deed here was filed 11/22/10, after the statutory 3 full business days after the sale had elapsed.
As was my first instinct, WGJ Trust is the bene who foreclosed. It appears there may be plenty of cushion in this property. When it closes escrow, the back taxes and penalties will be caught up and all will be well :=)
Acc to ARCC, WGJ Trust appears to have been buying trust deeds since at least 2002. Win some and lose some. On this one they will make out fine :=]
Lol, having implanted the CA non-judicial foreclosure process in my brain 30 years ago, I know it backwards and forwards in my head. But without being able to view the documents within the chain of title with my own eyes, I am hamstrung by my gut instinct only.
