Sorry but 300 sf is 25% larger than 1200 and its a 3BR over a 2BR. Is it a dettached home also compared with a CV townhouse. Sounds like apples and oranges to me. With that said there is defintely rent compression and the more you get the better the deal as entry level rentals are relatively expensive here. I agree that there definitely is a much bigger gap between prices of rentals vs purchases between areas. The again renting is like going out on a date. You pay more for a nice dinner to impress your date at first but you typically dial it down over time and if she persists for more 5 star dining you can walk. Buying is more like getting married and you are committing to the decision for the long term but you get the benefit of lifetime fixed costs on your mortgage.
I wouldnt say the countywide caluculation is meaningless to apply to specific areas just that it needs to be examined closely for reinspection.
