* North Park/South Park/Hillcrest/University Heights/Kensington are where you want to be otherwise
* Also Normal Heights (north of adams) is pretty cool
* Avoid downtown
* Liberty Station is nice, convenient and dull. I wouldn’t want to live there.
There are great condos in Hillcrest, prices are lower than in years as are interest rates. SFHs are more expensive and will probably have maintenance issues. That’s okay though because the weather is fine and it doesn’t rain much so a house with some issues here isn’t so bad, really.
Not sure about the school situation. There are a lot of low-income kids in this area, scores may not be the best, etc… But at least they don’t have lots of money to spend on drugs and cars paid for by their parents like they do in the “good” school districts.
