Hats off to AN on this one, after using MY furnished comp (to comp it) located in an adjacent tract that you insisted was NOT comparable!
In hindsight, I apparently took too much $$ off on 1031’s datedness and large resident dogs. Having not been in the property, I assumed the worst.
