The first one also has a small yard, and people who buy in this neighborhood tend to favor larger yards.
The one on Cadencia looks like it will require a fair amount of money to update it, but it will likely sell rather quickly — probably within 2-4 weeks. It has very dark, wood siding which might limit the buyer pool. I haven’t seen the inside, so it could be better or worse than I believe, but it also has a sloped backyard which can be problematic in this area (pretty significant mudslide, water drainage, and foundation problems due to the soil and topography).
