sdr, keep it apples to apples, here. NCC/NC well-established older/lg lots AND NCC/NC “newer construction” are two completely different animals.
I’ll try to take some time late this evening to check out how well SD’s finest urban communities have held up in value in relation to NC/NCC’s finest established communities.
Conversely, I’ll look into how SD/South/East Co’s “newer subdivisions” (some w/MR), have held up compared to your HOA/MR-infested, hastily-built subdivisions in NCC/NC and also those NCC/NC “noisy, trashy neighborhoods” you’re referring to here and let you know my findings :=]
However, I can’t guarantee the second “study” can be completed tonight.
