No ocean views. Its not the houses per se as there are neighborhoods less than a mile away with bigger, nicer and newer homes selling for much less. It is the location, amenities, reputation and overall feel of the community more than anything. Its not about the block, the potlucks or street fairs its about the people who make up the community. The minute you pull in and start lloking around or taking to people who live here you know its something special. The houses themselves are fairly ordinary though most (95%+) are well maintained, updatred, cleaned and properly prepared for the marketing of them.
At any given time I would guess that 50 to 75% or more of the inventory on the market probably falls in the less desireable or overpriced category. The desireable ones are in escrow.
Overall I would say that 50% of what comes ont he market is undesireable as the people who have good or great stick around. I just looked at what is o the market now and 75% is either flawed or priced above comps.
You are asking questions but this is going nowhere. i’m outta here.
Too much of threadjack already
Actually, I’ll disagree with sdr here, and it’s in his favor.
The development sdr lives in (adjacent to ours) is one of the nicest developments built since 2000. The houses built by certain builders are exceptional-looking and very different from most new developments that I’ve seen (different builders in the area have different floorplans and styles). The surrounding area is also beautiful, clean, and safe. Not to sound like sdr, but it really is a sort of Nirvana — and I hate to say that publicly, because I really want everyone to think that it stinks so they won’t buy here. 😉
As sdr states, the difference between this neighborhood and others is immediately noticeable when you pull into the area, and it’s why we are doing our best to buy here, as well. We’ve also actively looked all over the county, but have found no other place that has the “sociability factor” like this area has. As you as you pull into this area, there are lots of people walking around, talking to neighbors, etc. It’s a very socially active neighborhood. We’ve not found anything else like it in our many years of searching.
Now, as BG points out, not everyone likes that. But for those of us who like very connected, active neighborhoods, this one is hard to beat.
OTOH, this place is pure death for single people or those who want an active nightlife.
