Yes, being completely off the grid, especially, is a great benefit. And having the canyon-facing backyard, another coup. The sellers must have either had carrying-cost problems due to taking out a 2nd/HELOC for all those improvements or just decided life was short and they wanted to relocate. Sh!t happens. Perhaps you can enlighten us?
Of course your sold listing was worth $100K more . . . no one’s arguing that. But the fact remains that it was located in San Carlos and Scarlett/Rhett work in LJ/UCSD. For them, their lives as homeowners would be infinitely easier to if they could score a decent home in UC (even with an SDGE bill). But if Scarlett could work PT and/or stay home with children, and only Rhett commuted to UCSD while the children are young, then having a $300K mortgage might be worth commuting to/from San Carlos. A $300K mortgage is not doable for these particular buyers for a $499K purchase. So if they’ve both got to do the daily grind, their future home may as well be as close and stress-free as possible.

Except for Curie Elem, I don’t see an appreciable difference in the performance of students at these schools.
Benchley-Wienberger Elem (API 910) serves the “Cowles Mtn” community, which consists of larger houses on larger lots, generally. For Lewis Middle (API 879), we need to know if a residence in Allied Gardens could get a student into it as Del Cerro and Princess Del Cerro are out of Scarlett’s price range. At first blush, I think … yes.
Living in Allied Gardens is not as “glamorous” as living in San Carlos but it is VERY family-oriented and also CLOSER to UCSD.
DC/Allied Gardens elem schools ALSO feed into Henry High.
I may have spoke to soon as I haven’t checked the recent sold comps in Princess Del Cerro (all tract). Perhaps some are now in the $500K range. Don’t know about the size, though, that may have sold in the lower price range.
