I would not agree that a “high percentage” of homeowners in UC are over the age of 65. I would agree that half of them may be over the age of 50. It is a very STABLE area with very FEW distressed properties UNLIKE many inland areas of SD County with young families packed in like sardines, so much so that no less than 3 elem schools in close proximity to one another are potentially impacted long before the “buildout” of planned tracts.
