. . . Lets start with the fact that view was not mentioned by the OP as a criteria. Good schools for a pre-teen and a safe place to play with neighborhood kids was. So you have done what you always do which is to shift the conversation far from its original intent.
What the OP ACTUALLY WANTED TO KNOW here and on their recent “Point Loma” thread and what I was responding to:
“Are regulations on fixers very strict?”
This tells me the OP is NOT ruling out fixers. They realize coastal areas have older construction and want to know how easy it might be to obtain the necessary permits to expand.
“What about neighborhoods where children play outdoors?”
This tells me they are looking for a safe neighborhoods where kids can play outdoors unsupervised.
We are also thinking about Point Loma-Sunset Cliffs to be specific-have you thought about or looked there? . . .
we are trying to stay as close to the coast as we can afford.
We too are amazed at the prices and waiting (hoping)for further declines before making a decision. Meanwhile we are considering all of the areas.
Would you mind telling me as a local what are some of the cons for PL? It looks like you can some good sqft and slices of ocean view for under a million.
Point Loma thread:
Please tell me all about this area. The good and bad which places to look at and which to avoid. Want to buy in 2011 or 2012 in the $750k. To $850 k range. . . .
Thanks SD I have been stalking this site for almost a year and appreciate the insight and humor the Piggs so generously provide! We are considering a move from the East Coast for health/weather and lifestyle reasons. Really want coastal and new but budget does not exceed 1 mil. Children entering Middle school so very very complicated !! Catholic schools are a possibility.
The OP here, like many who have plans to relocate to the SD area, prefers a “coastal” location. They are not averse to sending their kids to a private school.
Pt Loma is most definitely a beach oreinted community with a heavy slant toward boating. Parts of SB are by the beach and others are actually ranch properties with acreage. It is adjacent to Rancho Santa Fe which last time I checked was among the top 3 most affluent communites in America. Of course, BG lives in a hovel in Chula Vista and doesnt know that.
The only “beach” in Pt Loma is the bayside “Kellogg Beach,” approx 150-175 feet long with no little to no parking and no waves. Most of the boats stored or slipped in or around Pt Loma are owned by persons who reside in Mexico and Northern CA and Oregon.
I don’t have to tell you that being “adjacent” to the covenant (of RSF) and lying “within” the covenant are two completely different animals, lol.
Since when is a 2200 sf well-built mid-century home (completely remodeled to perfection) on a larger lot situated 1.2 miles from the bay and within a five minute walk of million dollar properties a “hovel?”
In that price range there are homes on the hill with great views in SB. They dont require adding a second story and they arent major fixers. You can find a 4 or 5 BR home over 2500 sq ft in SB that just needs updating but not major construction.
Which hill? Views of what? How close to fwy? Any fwy noise? Prices? How much “updating?” Examples?
I have seen a few in SB online and visited a couple last year in the Santa(s) neighborhood… lots of Freeway noise and very dated interiors.
sdr, you still haven’t answered the question as to whether a kid can safely ride a bike to the beach in SB. I didn’t ASK if you let YOUR kids ride to the beach. They CAN in Pt Loma/OB. WHY?? There is NO FWY running thru the middle of it, lol!
Your frame of references are Chula Vista, OKlahoma and TX.
Wrong again. I’ve traveled throughout 17-18 states by ROAD, and stayed overnight extensively in all of them. In which states have YOU traveled by ROAD, sdr? And what does any of this have to do with a discussion about Pt Loma and Solana Beach?
It is not an apples to apples comparison because the OP is looking for a great school district for his pre-teen kids and SB is located in the best one in SD County. As for the location you have made an assumption that the OP works downtown. How about if he works from home? How about if he works from Sorrento Valley? Going downtown from PTL is great but getting out fo PTL and heading anywhere else can be a complete nightmare.
“Apples to apples,” means a home with a view. The OP mentioned they preferred a view, if they could get one in their price range. I simply explained to him/her how this could be accomplished in Pt Loma, within their stated price range.
Where in the OP’s posts did they mention “school district?”
How can you attest to the quality or lack thereof of public schools serving Pt Loma? Have your children ever attended them?
How can you attest to the quality of public schools serving Solana Beach? Have your children ever attended them?
If your attestation to the quality of particular public schools here was based solely upon API scores of that school, which schools are those and what are their API scores?
Where here did I “assume” the OP works downtown?
Why are you assuming the OP will work ANYWHERE if you don’t KNOW?
Getting in an out of Pt Loma by surface street can hardly be compared to the mind-numbing frustration in attempting to “navigate” the I-5 on a daily basis in “gridlocked nirvana,” aka “North County Coast,” lol.
Better yet, tell a buyer looking for investment properties about your experience with 2 properties that you sold about 20 years.
How many investment properties do YOU presently own where YOU personally are a principal and how many have you sold where YOU personally were a principal? How many of them did you or are you “managing” by yourself? And are they condos, multi-family or single-family dwellings?
And, pray tell, what does your statement about investment properties have to do with the OP here or his/her thread? Could it be that it was put there solely to take another “jab” at me, lol?
sdr, what do your constant rants against me say (shout) about you? Instead of coming up with your own suggestions/solutions or acknowledging my giving another Pigg valuable and useful information and possibly comparing your own relevant experiences, you consistently choose to berate me and my extensive UNBIASED knowledge, opinions and experience.
If you are so dead set on making public insulting remarks to another Pigg every time you want to make a point, what is it that you want Piggs to respond to here? If you feel I have no “credibility” anyway, then why do you continue to attack it??
My post questioning you about Solana Beach which is near your “farm” area was to get your supposed “expertise” on the area, to get your input and let you “shine” a little on something you presumably know about. Instead of offering constructive input on SB, you waste an incredible amount of bandwidth trying to attack me. All you are succeeding in doing here is alienating the OP and any other Piggs from responding or making suggestions.
You consistently post here that you know best for every new poster who is considering relocating from the east coast (or from anywhere, for that matter). Your posts intimate that every potential buyer seeking relocation advice to SD thinks exactly like you and wants exactly what you want. Sorry, to burst your bubble, but everyone has different needs and preferences.
Why don’t you do yourself and all other Piggs who are tired and bored of your constant inappropriate attacks a favor and keep the discussion on these threads on the topic that an OP is seeking advice or comment on. You will get a lot further in life and will look a lot less foolish if you can focus on yourself, your OWN experiences and foibles and anything else you might have to offer that would be helpful.
As usual, you have offered nothing substantive here for anyone, except to “shift the conversation” to your latest “rant” against me. Transparent as a pane of glass, it was designed as an attack-post, nothing more.
