I that case, screw the Mills Act. I’d take something with a backyard facing the Harbor on one of my coveted four streets in Fleetridge or Fleetridge/Roseville (92106) w/an 8K to 22K sf lot.
Sit down pano view inside house – 1950’s one story 2300 to 2800 sf – with brass intercom system, built in vacuum, step down 20′-30′ wide flagstone entrance foyer. Floor to ceiling FP. American Standard pastel square bathroom sinks set in tiled vanity with black swan/seahorse trim. Matching tub(s) and matching (restored) commodes. 2-6′ patio doors facing the rear. Paneled study w/library shelves, long hallway and knotty pine kitchen w/ Insinkerator wall-mount faucet a bonus. Missing Vintage parts? No problem. Do they still make portable roll-up dishwashers?
Remodeled or not, if I had to pay up to $1.4M, I’d chip in the rest. Don’t care that much about condition. Uncle paying taxes is sweet. I’d try to move my last kid to High Tech High or Pt Loma High if they wanted to go and if I could, even though their current school has a much higher API score (which doesn’t mean sh!t in when you consider ALL the school offerings).
