Interesting find, pemeliza. It was on the market just 61 days (including the time it was in escrow). Pretty much snapped up shortly after it hit the market. Probably tenant occupied for many years. Had plenty of room in the back for expansion and ability to drive vehicles into the back of the lot. And, west of the 5, what more could you ask for??
Although not in “my neck of the woods,” this is exactly the type of property I have purchased in the past and would recommend purchasing, as long as the foundation is sound. Even as a single person, I would purchase this type of property in a heartbeat if I was in the market and it was in my location of choice.
CAR, did you ever view this property?? If you did, do you think there is still sweat equity to be had at a purchase price of $627K? I don’t know what the sold comps are around there, but in eyeballing the pics, I am surmising about $65K of rehab all DIY, and I’m pretty good at walking around tripping over trash with a clipboard, yellow tablet, sharp pencil and calculator :=]
