ocr, you simply made the following (unqualified) statement:
…the bottom line is for better or worse, the 56 corridor has become the premier destination for upper income new comers to SD. yes there are other nice pockets in SD, but once an area achieve the status as an upper class enclave, that perception feed on itself and other areas just do not compete.

This is simply another one of your “perceptions.” In fact, all three of these communities are more conveniently located and have more valuable properties situated on larger lots than the typical properties in the 56 corridor. They also lack one key (negative) component that the 56 corridor has, that is, none of these communities lie within CFDs and are not saddled with additional long-term encumbrances, as the 56 corridor is.
The reality is that you didn’t answer ANY of the questions I posed to you as to why you think the “56 corridor” is such a “draw” and for whom is it a draw.
It is clear you have a personal bias for a particular area and that’s fine. But you are pushing your bias on every potential home buyer reading this blog by making broad sweeping generalizations about the desirability of living in what is actually a very congested far-flung corridor with its vast majority of properties built on substandard lots. THIS is fact, not conjecture.

In fact, I have been to all the places we are discussing here except 92127 (which DO I consider a far-flung outpost). The reason I have not been there is that 4S and surrounds are fairly new, I have not lost anything there, I don’t know anyone there and so in recent years I have not had occasion to go there. I have visited all the other areas multiple times over many years.
I don’t need to visit 4S and surrounds to see all the current distress present in that area. It is (glaringly) what it is.
