It really depends on where you were in your life in 2001. For those of us who were in school in 2001, our income probably risen by 3-5 times. I know many who are out there actively looking and many more are close to saving up for that 20%. Once they do, they’ll be on the active looking list as well. Maybe it’s the circle of people I know, but I don’t see fear but rather excitement that it’s affordable again. Many of us are looking in the entry level market and many of us is paying/will be paying less than our rent. While some might be holding out for the bottom, others are buying right now and enjoying paying less than their rent. There’s no right or wrong here, just difference in opinion.
