LOL, everytime I get an offer from one of those outfits it is so poorly written. I cant tell you how many times I have seen an inexperieced agent check the wrong box and cost their clients a grand or two. In contrast good agents work together not against each other once the deal is agreed upon to keep both parties happy and out of trouble.
