Is the seller also related to you or is a friend of your mom’s?
Is the seller giving you “down payment assistance” or paying for closing costs, etc.? The seller may have inflated the price to account for these “gifts,” which may explain the low appraisal value.
As you can see, it’s hard to give an opinion without knowing the whole picture. As mentioned here, go over the purchase agreement that you signed.
