If you have pre-teen kids there are no parks that you can comfortably walk to, Highland Ranch Elementary is not the best school in PUSD and it is not near. Getting on Paseo Lucido can take 5-10 minutes if you hit the highschool traffic. On the other hand, older kids can walk to middle/high school and the community center is both awesome and well within walking distance. Good sized heated pool, gym, barbecue, lit tennis courts, table tennis… I think it compensates for the minuscule backyard.
Rats are known to cause problems on that hill and the fact that it does not back to the open space might be a benefit.
