If we are naming years I still pick 1998 – remember that Greenspan’s ‘Irrational Exuberance’ speech was in 1996 – the heavy-duty money pumping started in 1987 after the equity markets tanked
If you believe it is currently a real estate bubble collapsing then you might say the bubble started in 2002/2003 when prices really went nuts relative to incomes and rents
If you believe it is currently a credit bubble collapsing then you might say the bubble started much earlier – even as early as 1996
I pick 1998 because it feels right to me – it also keeps me from grabbing a knife at 2001/2003 prices
