I’d rather have the a tenant agree to a rent increase for a new dishwasher rather than sharing the costs. Too many issues to consider, such as length of current lease, what if they are month-to-month and I give them notice, etc. Much cleaner to simply raise the rent and have it installed. I’d expect a 2% increase in rent to cover it (e.g. $30-50 per month, typically).
As for paint … I once let tenants paint a couple bedrooms to their liking. I regretted it. Just put up some colorful prints or tapestries on the wall. It’s easier to fill in nail holes with toothpaste than to repaint an amateur paint job done in mystic purple.
