I tend to agree with PC, the other thing that your Realtor friend may be doing is trying to make it look like houses are going for more than they actually are.. (ie: see, this is what houses like this are really listing for.. and here is another house that is more in your price range). Yes, I also believe that this reflects badly on Realtors too..
