I really have no beef with SEH. I think it is a great community and the elementary and middle school are top notch. as for SMHS improving. I do see that happening as well. But that makes SEH an area with an up and coming high school, not one with a high school with a well established history of excellence.
it may not be a difference when you have a 3 year old. but for home values today it does make a difference.
that is why SEH prices are routinely lower than 4S and Scripps.
Then there’s the distance. you can say hey on a good day going at 85 mph I can get back in 35 minutes, but how long is that going to last. remember recession era traffic is very different than normal time traffic. didn’t we already cover how recession era traffic is about 5-10% lower than normal? the recession is not going to last forever so I would not look at 35 minutes door-to-door as something you can count on 5 years down the line.
