I just looked at 2932 Poinsettia again (sold comp from the OP) which recently sold for $640K. Even though that street faces Mission Bay instead of the harbor, I feel that buyer really got a LOT of bang for the buck.
I also feel the (very astute and quick-to-act) buyer of 311 San Fernando virtually stole a VERY well-built and appointed property on a VERY private street and lot across the street from US Government land. It doesn’t get any better (or cheaper) than that.
