I have lived in the area for 10 yrs, albeit East of 5, renting and I’ve looked periodically to buy or rent in some of those complexes so my daughter would go to Torrey Pines Elementary too. But in the end, I thought they were too expensive for the quality of the condos. So we are still renting in the area, but East of 5 (that goes to Doyle Elementary). Do you live in the area too?
Yes, student rentals there are a big problem.
My favorites would be Cape La Jolla and SouthPointe, but Cape La Jolla (Gardens) is too expensive but newer and better shape; LJ Shores Heights is even more expensive. In general many of those complexes are quite old (70s) and probably less than half owner-occupied (Southpointe is about half). Personally didn’t like the Eastbluff. Woodlands West is ok. Others that you mentioned are too small, IMO. I am picky about floorplans. But depends what you can live with and how much you want to spend, and if being in La Jolla/UTC area is important for reasons other than school (e.g. commute).
