I gotta side with SDR on this one. He never claimed to be an expert in anything cept the area he specializes in a far as I have ever seen. As far as I know, he was right there. So he is an expert in NCC, but not in SCC. Eh, that is why you shop around for relators before you choose one.
As far as the first time buyer thing, yah no market can survive without them. But it can subsist on move-up/move-down,Moving in purchases for a long time. Especailly if supply is low and demand is high. I know some cities like portland and denver did brisk buisness a few years ago from people moving outa CA with huge gains. The first time buyers there were just SOL.
And why all the hostility? I have never heard anyone here cept the occasional poster/troll who thinks prices are going up, or even staying the same for that matter. Prices are going down, but the nicest areas and the newest houses in those areas are all going down the slowest. I think that is really useful information. Same as the short sale monitor and the ilk that we learn from every week.
