I got the info from Foreclosureradar. The home might still be in good condition. Ivy Gate is in a league of its own and hard to comp. Maybe the bank did some comps with surrounding area homes with the same sqft and smaller lots. This is just one of the good deals you get at Trustees Sales. You can score in the upper-end if you have the cash and patience.
