I am not against old houses in principle, and on the East Coast for example, I’ve seen VERY old and very well built.
I have seen enough stock in town built in 70s and I didn’t like the quality of construction at all. Why should I expect something that has another 20 years of age on top of that be any good?

Bedrooms are small, but so are kids.

Well, that may be, but, the furniture won’t fit. Have you seen the stuff at Jeromes, Ashley, Mor? Seems like they all made it for McMansions. It’s a pain to fit it all in a small room.
And, then, there is no room for kids to play in a closet-size bedroom, so you have to have/assign an extra room for that.
