I am 100% sure about that. Where is the year 2000 nominal pricing for everyone in the prime NCC neighborhoods? Never came close and never will. My prediction was 30% down maximum and we have barely gotten to 20% in the nicer NC upper middle class areas. Yes there have been some exceptional deals out there but Year 2000 nominal pricing for all never came close to happening and I think you would have to agree with that.
