Here is an introduction to California West Communities:
California West Communities (Communities) and California West Construction (CWC) were formed in 2008. The three principals made up 50% of the ownership in Lucas & Mercier Development (LMD), a successful residential land development and home building company formed in 1993. The three principals moving forward with Communities were the active owners and managers of LMD, which built and sold over 1,800 homes within 30 residential projects throughout Southern and Northern California. Upon the sale of the Northern California division, the principals announced the transition from LMD to the formation of California West Communities to carry on the land development and home building operations in the Southern California area.
California West Communities intends to purchase both un-entitled and entitled property in the Southern California region, primarily in San Diego, Orange and South Riverside counties. The company will engage in both land development and home building operations depending on the type of land purchased. Communities is opportunity driven and will seek out properties in market locations that present profitable margins supported by desirable demand/supply ratios, local employment opportunities, land design characteristics and product design integration. The company plans to produce between 100 and 350 home closings a year, depending on the current dynamics of the local market and national economic environment.
