Hammer, I agree with your post regarding La Playa. I am frankly surprised at how much that area has gotten beat down. Perhaps JP is on to it though regarding the impact of Liberty station on Rosecrans traffic? I am sure that has had some negative impact but hard to think of a more unique and striking part of the city than La Playa.
