Go hit Bedrosians for ideas on what type of flooring you want especially if it is stone or porcelain. They regularly have some killer deals on good styles. We picked up a travertine looking porcelain for $1.09 sq/ft and some slate textured looking porcelain for about $2.50 sq/ft. Then you need to find a good flooring guy. We used Jeff Holloway and he gave us a great deal with great quality work back in August.
I’d say if you can find similar deals on materials you’ll be paying ~$7k with materials and labor but could go much higher than that if materials are more exotic.
