The 2nd one is a new from builder price but with no landscaping, paint, window treatments etc. I can see it from my house and know he has at least 525K to 550K in it of 1999 dollars. Throw 50% on that and you got about 800K plus it was bought in 1998 but closed in 1999.
I’m talking general price levels and like for like sales. i know this market like the back of my hand and pulling sales from Escondido on homes you dont know the history on is not a far comparison. I sold a encinitas townhouse in 1999 for about 250K and today it wouldnt sell for 400K. You will have to trust me on this one. Prices really are only up a little over 50% nominally around her in the last decade.
