I included MM and Eastlake in the lower-income group because both have very reasonable 2-3/bdrm SFR’s and condo listings and also multifamily rental housing set aside for low-income families.

Yes, Eugene, agree about the Chinese population and am highly familiar with SF demographics. I believe the drive to succeed in school is culturally-based more than socioeconomically-based. Also, many families within these populations have a grandparent living with them who is constantly home making sure their grandchildren get all their work done and turned in on time, while their parents work (often long hours). In other cultures, the incidence of 3 or more generations living in one home is not so prevalent.
