Actually, I have not tried it out yet, but with the new MLS platform realtors in San Diego are supposed to be able to browse the MLS’s through OC and Los Angeles. Also the fact that the agent was in OC doesn’t preclude them from listing on the San Diego MLS. There is a reciprocity procedure that is not to hard but they probably just did not follow through with it.
Great job on your find. The fact that homes in areas like that are starting to break even on cash flow and possibly providing positive cash flow is an important note. One can even build in a model of some depreciation of rents and still know where to buy at to insure a good investment. Not any of my business and you don’t need to say but I assume you bought it as an owner occupied residence.
