I am not familiar with “reversion to the mean,” however, vacant store fronts may signify an area that is “reverting.”
And, yes, there are some really great pockets of North Park! Pershing and Granada for instance, have always been nice streets. However, there is still the rest of the neighborhood that surrounds these streets. My BF went to CVS the other day, around 8PM on a weekday, and the cashier had to run out—-there was a drunk guy in the parking lot fighting with some wanna be gang bangers and ramming his truck into random cars. Nice, huh?
This kind of drama is not so bad when you are young, but as you get older, foggetaboutit.
