It all depends upon what one wants. Older rentals in your hood are much easier to come by while newer ones in mine are difficult and in high demand. I know someone who just went through getting a 3BR rental in your general area. Got half a duplex with small yard 3BR/2BA decent but not modern condition, 2 car garage and about 1300 sq ft. She looked long and hard to find the right place and is paying about $2000. Most of the the ones sitting on the market that you see in the area have problems witht he homes or crazy landlords. I know because I have spoken with/seen most if not all of them.
