I’m a buyer in the Carlsbad market looking for homes in about the price range of your friends. I would not pay $12,000 more for a home with granite than one that just had white ceramic tile. I’ve looked at a lot of homes here, and many with granite. Quite a few have had ugly granite counters, and in my mind I’ve taken that into consideration (ie. replacing ugly countertops). It’s really all about personal taste.

Cali4, If there are nto any obvious non-starters, why don’t consider meeting george’s friends, if they are open to it? If you like the house, get a break from them,compared to comps, in exchange for their not having to sweat any sales preparations/repairs in escrow and leave out realtors, knocking off another 5%-6%. Stranger things have happened than a possible win-win in a scenario like this.
